I have two fully furnished double bedrooms available in my spacious, well-maintained home in Southgate.

This is a house share with the homeowner (myself). I live at the property, and the rooms are being offered to one lodger/tenant. There are no other tenants or housemates living in the property.

The arrangement provides a comfortable, peaceful and uncrowded home environment, while giving you your own private bedroom and bathroom facilities.

ROOM 1 – Smaller En-suite

ROOM 2 – Larger Bedroom

* Larger double bedroom
* Exclusive use of a separate private bathroom and separate shower room
* Both bathroom facilities are for the sole use of the tenant renting this room
* Double bed
* Fitted wardrobe
* Bedside table
* Desk and chair

Both rooms: £1,000 per month + bills.

What is shared?

The only communal areas are:

* Large kitchen – shared with me
* Separate laundry room – shared with me
* Spacious garden – shared with me
* Home gym – available to share by agreement

The new TV in the kitchen is for my exclusive use. If you would like a TV in your bedroom, I can provide one for your use.

Your bedroom and the bathroom facilities allocated to your room are your private spaces.

Pets

I have one Rottweiler and two cats, who live at the property. They are part of the household, so the successful tenant must be comfortable and happy living with pets.

Who I’m looking for

Ideally, I am looking for a professional working tenant/lodger who is:

* Clean and tidy
* Respectful and considerate
* Reliable with rent and bills
* Comfortable sharing a home with the homeowner
* A non-smoker
* Comfortable living with a dog and two cats
* Looking for a stable arrangement

Important information

Bathrooms are for shower use only — baths are not permitted.

There is free on-street parking with no parking restrictions, subject to availability.

The property is currently on the market for sale. I will provide reasonable notice for any property viewings and will make every effort to minimise disruption.

Excellent transport links

The house is approximately:

* 2–3 minutes’ walk to the nearest bus stop
* 12 minutes’ walk to Southgate Underground Station
* 16 minutes’ walk to Arnos Grove Underground Station

Both Southgate and Arnos Grove are on the Piccadilly Line, providing convenient access to Central London.
