We are a recently married gay couple Lewis (33, from UK) and Caio (27, from Brazil) seeking a tenant in our 2-bedroom apartment in Stockwell, South London from 22nd January onwards.

The room is 3.00 x 2.74m (9'1 x 9'0) and is labeled as ‘Bedroom 2’ within the floor plan in the ad. Comes fully furnished and I will consider purchasing any additional furniture you may need.

*PROS & CONS*
We've tried to be as transparent as possible about the pros & cons of this apartment, please do take a read through and see if it could be a good fit for you.

PROS:
- Excellent location with easy access to tube (Stockwell, Nine Elms), trains (Vauxhall) and buses to Brixton/Clapham/Zone 1.
- Large Sainsburys, gyms and many great pubs and cafes within walking distance.
- Great value for this location.
- Situated within a gated 1930s art deco block that feels very safe and has a nice community vibe.
- We are a friendly, respectful and low-drama couple that keep the apartment tidy and are generally easy to live with.
- The room would suit someone who values their own space and enjoys a calm, independent lifestyle.
- Well-equipped kitchen & large shared living room.
- Access to communal gardens and many residents keep bikes onsite with no problems.
- No maximum stay, we would prefer a long-term tenant.

CONS:
- We both work hybrid roles and, due to limited space, this room may be better suited for somebody who regularly leaves home for work (not a strict requirement, can be discussed)
- Some maintenance work / enhancements to the entire apartment complex is expected at some point - estate management haven't yet provided dates.
- Water pressure is a bit weak (I'm trying to resolve this)
- Pets not allowed due to rules of the apartment block.

*BILLS*
You will be requested to make a monthly payment of £1,070 which includes half the council tax (Lambeth Band C).

You'll also be requested to pay one third of the household bills (gas & electric, water, and internet). We may also agree to hire a cleaner from time to time, this can be discussed.

2 months deposit will be requested upfront, along with a scan of valid ID and signing a simple tenancy agreement.

*GETTING IN TOUCH + VIEWINGS*

- Viewings will be possible on the evening of Sunday 19th Jan and Tues 21st. Unfortunately we can't do any earlier as we're away for a few weeks.
- Based on previous experience we expect the apartment to be taken quite quickly & we don't want to waste anyone's time, so viewings on 21st may be cancelled if we find a suitable tenant beforehand.
- We're also happy to have earlier conversations online if you need to secure somewhere before mid-January and are open to making an agreement without a viewing.

Unfortunately the apartment is not suitable for somebody with mobility issues due to stairs and lack of an elevator.
