I’m excited to offer two great size, double rooms in my flat which has just been renovated top to bottom. Ideally to two LGBT+ individuals although in this area, I’m willing to be versatile and consider allies as well.
The street level flat / maisonette (with its own front door) is a 10 minute walk (gay walking speed ;) from Stockwell or Brixton tube stations. It has a spacious lounge, 11 metre garden and 2 toilets. You’ll be sharing with myself, one other and coming soon, a cute lil kitten as well! Meow.
I’m a “live-in-landlord” yes, boooo, but hopefully you can see from my photo I’m not an old and haggard grumpy old man just yet ;p and that the house rules (see below) are pretty reasonable as I see this pad as OUR home and not just my home.
The monthly amount of £995 includes the rent and ALL bills.
Blue Room
A very spacious double room with a garden view and lots of natural light coming in.
The double bed is an Ottoman one which means it pops up at a 45 degree angle like a car bonnet and allows you to use it for storage. There are also two built-in wardrobes by the door.
Room includes a brand new bed, base, duvet, pillow set, lamp and laundry tower.
Green Room
Whilst on first look it may appear somewhat smaller the green room is almost as spacious as the blue one with the exception of a little less storage space.
Therefore as the rate is the same for both rooms I am willing to give more storage space elsewhere in the flat to whoever takes the green room (should they need it).
This room is also at the rear of the flat with a garden view and receives lots of natural light.
This room comes with a brand new bed and base (also car bonnet style so lots of storage space underneath), new wardrobe, chest of drawers, lamp and laundry tower.
Kitchen
A decent size kitchen with everything you’d expect plus a few extras such as a heat pump tumble dryer (meaning no need to hang your wet clothes out and no clothes shrinkage), dish washer, air fryer, blender and a Tassimo coffee maker for your favourite Costa coffees etc.
Living Room
As you can see from the photo the lounge is rather spacious with two large sofas that can seat 6-8 people and behind that, a 1.8m long dining table with 6 chairs (photo coming soon) which is ideal not just for eating but also for playing cards or board games.

I’m very big on creature comforts and so some of the cool things at the flat include…

* Brand New boiler with 10yr warranty guaranteeing reliable hot water & heating
* Heated 3 towel rail so no need to keep your wet bath towel in your bedroom

* Fresh lick of paint on ALL walls and ceilings
* Brand new bath, sink, shower unit and tiles
* New downstairs toilet room
* New carpet for the stairs & landing
All of which gives the flat a fresh look and means you won't find even the smallest amount of damp or mould in the property at all.
Bathroom & 2x Toilets
Upstairs there are two separate rooms one which contains a toilet and sink and the other has the bath/shower.
Downstairs there is a brand new under the stairs toilet room too meaning they’ll never be a queue and you can take a bath for as long as you like.
Visitors / House Parties
Unlike some live-in-landlords I am not looking to be an authoritarian.
If you have a partner they are welcome to stay over now and then, you can have a visiting family member stay over on the sofa bed in the lounge for the weekend and you can host the odd house party with friends all within reason and subject to no complaints from neighbours.
Garden
Having a garden in Zone 2 is rare as you may know. Whilst it doesn't look great at the moment it's in the process of being tarted up. By Summer the 11m x 5m garden will have decking with a table, chairs and a gas powered BBQ as soon as you exit the back door.
In the middle will be grass with flower beds either side and then at the rear will be a wooden cabin which will be kitted out like a second lounge (TV, sofas, fridge etc). It will also have heating so that it can be comfortably used all year round.
Having the equivalent of two lounges has obvious benefits including giving you privacy if you have a friend or two over, are with your partner/date or a family member is visiting etc.
A housemate who is also a keen gardener would be ideal.
Bills & Cleaning
The amount includes ALL bills so gas, electric, water bills, council tax, super fast internet etc.
There is a cleaning rota which one of us will do once per week, it takes around 1.5hrs and you can choose to either do it yourself or contribute £20 towards the cleaners fee and she will do it when it's your week.
There is also a dedicated bank account that is used for shared items such as cleaning sprays, cloths, toilet roll, ketchup, tin foil etc which is topped up at £25 a go. Once the funds are drained each of us tops up again so more shared household items can be purchased.
Tube & Bus
The flat is located within a 10-15 minute walk to Stockwell tube station (Northern & Victoria lines) and about the same to Brixton train station and town centre. There are also bus stops just a few minutes away which can take you into central London or elsewhere.
Things Nearby
A Co-Op and Tesco mini supermarket is a 5 minute walk as is a high street that has a few takeaways, pubs and restaurants. Slade Gardens, a lovely park is 1 minute walk from the flat as well 🙂
Viewings
I’m not looking to do high pressure group viewings but am looking to cluster viewings so do one private viewing after the other and so please try and be as flexible as you can.
Furthermore I’m expecting quite a lot of interest with these rooms and so please do not get upset if I’m slow to reply.
In addition to that as I will be living with these housemates day in day out I’m certainly looking to take my time to ensure that not just we vibe well but I am confident all 3 of us will get on well and be able to live together ideally long term.
Minimum commitment is 6 months (12 months+ preferred) with no maximum period.
Pets & Couples
In 2-3 months all housemates will benefit from a cute lil kitten joining us and so I’m afraid no other pets will be considered.
Also these rooms are for single individuals only, no couples please.
Would also prefer not to have a home based worker or at least not 5 days a week.
