Description

I’m excited to offer a great size, double room in my flat which has recently been renovated top to bottom.

This is an LGBT+ friendly pad as I'm bi-sexual myself and the other male housemate is gay.

The street level flat / maisonette (with its own front door) is a 10 minute walk (gay walking speed ;) from Stockwell or Brixton tube stations. It has a spacious lounge, 11 metre garden and 2 toilets. You’ll be sharing with myself, one other and a super cute lil kitten called Socks, meow! (pictured).

I’m a “live-in-landlord” yes, boooo, but hopefully you can see from my photo I’m not an old and haggard grumpy old man just yet ;p and that the house rules (see below) are pretty reasonable as I see this pad as OUR home and not just my home.

The monthly rent of £1,150 includes the usual bills.

Bedroom

A very spacious double room with a garden view and lots of natural light coming in. Its a very quiet room with no traffic noise so you're always guaranteed a good nights sleep.

The double bed is an Ottoman style which means it pops up at a 45 degree angle like a car bonnet and allows you to use it for storage. There are also two built-in wardrobes by the door.

Room includes rather new (1yr old) bed, base, pillow set, duvet, lamp, further clothes hanger and laundry tower.

Kitchen

A decent size kitchen with everything you’d expect plus a few extras such as a heat pump tumble dryer (meaning no need to hang your wet clothes out and no clothes shrinkage), dish washer, air fryer, blender and a Tassimo coffee maker for your favourite Costa coffees etc.

Living Room

As you can see from the photo the lounge is rather spacious with two large corner sofas that can seat 8 people or so and behind that, a 1.8m long dining table with 6 chairs which is ideal not just for eating but also for playing cards or board games etc.

See "Garden" section below re our SECOND lounge.

Creature Comforts

I’m very big on creature comforts and so some of the cool things at the flat include…

* Samsung 65 inch flat screen TV with surround sound
* Philips Hue light strip that syncs with what's on the TV
* Netflix, Amazon Prime, Disney+, Paramount+, Apple TV and Spotify Subscriptions

* Super fast 1gb Hyperoptic fibre Internet (4k films quality)
* Shower Water Softener for softer water on your hair & body
* Brita style Water filter on kitchen tap for purer drinking water

* Garden table & chairs with outdoor lighting and canopy for sun/rain protection
* Air Purifiers on both floors to get rid of dust, pollen, odours and clean up London's air a bit.
* Brand New boiler with 10yr warranty guaranteeing reliable hot water & heating

Renovations & Fresh Look

Some great friends, tradesmen and I have been renovating the flat from top to bottom over the last 18 months including...

* Fresh lick of paint on ALL walls and ceilings
* Brand new bath, sink, shower unit and tiles
* New downstairs toilet room
* New carpet for the stairs & landing

All of which gives the flat a fresh look and means you won't find even the smallest amount of damp or mould in the property.

Bathroom & 2x Toilets

Upstairs there are two separate rooms one which contains a toilet and sink and the other has the bath/shower.

Downstairs there is a another under the stairs toilet room meaning they’ll never be a queue and you can take a bath for as long as you like.

Visitors / House Parties

Unlike some live-in-landlords I am not looking to be an authoritarian.

If you have a partner they can stay over 1-2 evenings a week (max), you can have a visiting family member stay over on the sofa bed in the lounge for the weekend and you can host the odd house party with friends all within reason and subject to no complaints from neighbours.

Garden

Having a garden in Zone 2 is rare as you may know. It has decking, table and chairs and a gas powered BBQ at the front.

Although some of the time they are put away and we put up our huge, bath temperature warm jacuzzi to enjoy instead! (pictured).

It is well maintained with chlorine and so is perfectly safe and hygienic for you and friends to use.

In the middle of the garden is a grass area with flower beds either side.

And at the rear is a wooden cabin (which has heating so it can be used all year round) which is kitted out like a second lounge. It has a huge 75 inch TV, corner sofa, fridge and even a home sauna! (pictured).

Having the equivalent of two lounges has obvious benefits including giving you privacy if you have a friend or two over, are with your partner/date or a family member is visiting etc.

Bills & Cleaning

The amount includes bills so gas, electric, water bills, council tax, super fast internet etc.

Although we do have a professional cleaner who we pay £30 for a thorough 2hr weekly clean. It will be your turn to pay every 3rd week.

I purchase all shared household items such as cleaning sprays, cloths, toilet rolls, ketchup, tin foil etc via a dedicated debit card and put them on a spreadsheet which you can view at anytime.

We all top-up this account at £25 each once its been depleted.

Monthly Help

As its my flat I totally appreciate I should do the majority of the maintenance and improvements however I do ask that each housemate give one evening a month to help keep the place in top shape and keep it a really nice place to live.

It can be a Monday or something and will just be 4hrs a month for basic tasks e. g. watering our plants, touch up paint on areas that are chipping away, basic fixes and repairs etc.

Tube & Bus

The flat is located within a 10-15 minute walk to Stockwell tube station (Northern & Victoria lines) and about the same to Brixton train station and town centre. There are also bus stops just a few minutes away which can take you into central London or elsewhere.

Things Nearby

A Co-Op and Tesco mini supermarket is a 5 minute walk as is a high street that has a few takeaways, pubs and restaurants. Slade Gardens, a lovely park is 1 minute walk from the flat as well 🙂

Viewings

I’m not looking to do high pressure group viewings but am looking to cluster viewings so do one private viewing after the other and so please try and be as flexible as you can.

As my other housemate and I will be living with this person day in day out I’m certainly looking to take my time to ensure that we're a match.

Pets & Couples

We already have an adorable little ginger and white kitten called Socks and so no other pets will be able to join.

Requirements

The room is for a single individual only, no couples please.

Would also prefer not to have a home based worker or at least not 5 days a week, like 1-2 days a week is fine.
