This is a double room with a desk, a spacious large double wardrobe, and a double bed. It is a quiet home and very clean.

I am looking for a female to rent the spare room to.

I live here with 2 school children. which is why I want a trustworthy female, who is quiet, good character, friendly and respectful of our space and home.

Someone who is completely trustworthy and feels comfortable to be around the children. Age 14 and 15.

The bathroom and toilet is vert small, basic and shared. This is a small budget flat and not a big party home,

If you don't mind this then apply for the room. We do like to keep ourselves to ourselves but we are chatty and friendly. I work from home and children are home after school.

Rule: for safeguarding reasons i will need to see your reference. No guests and pets are allowed. Especially no male. You must be easy to get on with and very laid back.

Ideally looking for someone who is a professional and at work during the week. but student is fine.

You will be 1 min walk away from rectory road station which leads to Liverpool street station. It's very convenient.

All bills are included for £830. I would need to see reference from work and previous landlord and bank statement.

You must be clean and tidy.
