Bright and Spacious Double Room in a Modern Flat

My flatmate is moving out into a newly purchased flat on September 5th so I’m looking for a new person to share with. It’s a bright and airy two bed /one bath, situated on the second floor of a modern block (with lift) located on Green Lanes, literally two minutes’ walk from Church Street, Clissold Park & Clissold Park Tavern. There is an open plan kitchen-living area with a floor-to-ceiling door that leads onto the balcony. The kitchen is modern and consists of a breakfast bar, large fridge/freezer, washer/dryer and a dishwasher. The flat also benefits from wooden flooring throughout, a modern bathroom with a bathtub/shower and an additional storage room, off the hallway. Lastly, there is a secure and shaded bike rack space.

The flat comes mostly furnished although it would help if you had your own bed and mattress but it’s not a deal breaker. If you have a lot of furniture, we can work with that too.

The bedroom itself is a good size double, and it’s facing the back of the building so there is no noise from the street. It has double glazed windows overlooking the communal courtyard and neighbors’ gardens. There is also a large, built-in wardrobe.

You will be sharing with me – 32 year old, French and British binational, relaxed and easy going. Fluent in German and Spanish, I do not smoke, I enjoy watching football every now and then, I’m not a big cook so sharing the kitchen is easy. I do go out over the weekend, I also travel for weekends away quite frequently so you can have the place to yourself. I have been living in Stoke Newington for 2 years now and I know the area well. I work 9-5 Mon-Fri and I work from home on Mondays and Fridays. I go out fair bit on the weekend and keep quiet during the week. I am, ideally, looking for a single individual roughly 27-37 who likes to treat the place like home. I don’t mind if it’s a guy or a girl but I wouldn’t want to share with a couple.

We clean the flat as we go and we have a cleaner once a month.

The rental is via a local agency, you will be fully referenced, and your name will be listed on the contract and utility bills. In any words the place will be as much yours as mine. The room is available from September 5th. The deposit is £1147.27 and it’s protected within My Deposits. The property managers are diligent and efficient.
