I have two lovely double bedrooms available November 1st in a 3-bedroom garden flat in Stoke Newington N16.

The area:
Steps from the high street, with Dalston Junction a 10-minute walk south, Stoke Newington Church Street and Abney Park a 10-minute walk to the north, and Hackney Downs neighbouring the flat to the east. Over the road is a local farmer's market on Saturdays, several nearby grocery stores, yoga studios, gyms, bars, restaurants, and parks to enjoy.

The flat:
Basement and first floor of a large Victorian terrace with garden, and kind upstairs neighbours. It boasts a generous open plan living room and kitchen, bathroom with tub and shower on the first floor with lots of daylight. The flat's three bedrooms are located in the basement and share a hallway with storage. A highlight of the flat is the garden, accessible only via our flat with a large patio for entertaining friends. Additionally there is bike storage in our front hallway and stairwell.

Me:
Tom (36) - your new housemate. Aussie but have lived in London for the last 12 years. I work in film and tv, enjoy art, music, bbq’s, and the usual other stuff. I’m looking for relaxed people who are interested in sharing the occasional meal, having a pint, and chatting general nonsense about our day.

On cleanliness:
The house is tidy and we currently keep a weekly cleaning rotation as to not fall into complete disarray. As the garden is quite large it’s also necessary to keep this area neat, so if you fancy yourself a bit of a green-thumb even better!

The particulars:
Room 1 (the smaller one) £767 p/m. Furnished with bed, desk and lots of natural light. Has a little cupboard and free standing closet.

Room 2 (the bigger one) £792.50 p/m Furnished with bed, large bay window, heavy curtains and a dresser, plus a little walk in closet. Yeah the carpet is red, not my decision, but if you can get over that the room is pretty great.

*Both rooms available November 1st with a deposit of £735 each to the outgoing tenants upon passing reference checks. There's also a one-time £50 tenant-swap fee to the estate agent.

**Bills are approx £85-100 each per month for energy, gas, wifi, council tax (band C).

***Couples welcome but would need to rent both rooms.
