Stoke Newington - Double room

THE ROOM

one large double room available to rent. rent atm is 950 (deposit TBC). wouldn't be surprised if the landlord tried to increase it, but I haven't approached the question as the last rent increase was only in May. the room is big, like 4m x 4m x 2.6m at least (eyeballing it).

it was left a bit of a mess by the previous tenant, but the landlord is clearing it out, replacing the entire window frame, sealing the crack and repainting it. the room would be ready to move into in like mid October and will be as good as new.

the mattress, bedframe and the clothes rails can remain if needed, or the room can come unfurnished.

THE FLAT

the flat has a communal kitchen / living room and a single bathroom. it is top floor of a converted house, so stays relatively warm throughout the winter (but does get quite warm in the summer).

it is a non-smoking flat, and due to the size, a little too cosy for a couple. no pets allowed unfortunately!

bills (council tax, energy, water and wifi) come it at around 150 a month (energy may increase with the new rates).

contract would be for 12 months, with a 6 month break.

stoke newington overground - 6 minute walk (2 stops from seven sisters which connects to the victoria line)
morrisons big supermarket - 8 minute walk
church street - 8 minute walk
clapton overground - 13 minute walk
clissold park - 20 minute walk

243 and 149 bus routes for links to Waterloo and London Bridge. 73 to Oxford Circus.

ABOUT ME

I'm 31 and work as an acoustic consultant (I help design music arenas, nightclubs, etc) and wfh 3-4 days a week. probably comes as no surprise that I'm really into music (all kinds of electronic as well as rock) and enjoy raves / festivals. I like to travel and tend to go away every 3 months or so. I'm also a keen gym-goer.

hopefully the photos show that I'm pretty clean and tidy...

you would obviously be more than welcome to have friends round and host etc. though if you tend to have regular 5am benders, it probably isn't the right fit... the flat isn't huge so ideally looking for someone who sees a flat primarily as a place to chill and relax in!

I usually stay quite busy throughout the week, but am always up for bingeing some trash tv / sinking a few pints down the pub etc.
