The shops here include vintage goodness, restaurants, little markets, and Scandinavian leaned homeware shops. It's super vibrant and has an incredible presence of independent businesses. It's very charming and charismatic. You'll quickly feel like a local.

FLAT:
You will be staying in our 2-bedroom Victorian ground floor flat as a 1-bedroom; excluding our bedroom. We won’t be there but will store a few things in our room and keep access to boiler.
The room looks out to the front of the house on to a quiet side road near the Jubilee Primary School. It has a sofa bed (a firm base and mattress that unfolds to 160x200cm and comes with a soft foam topper), a chest of drawers, a desk & chair, an armchair as well as a wardrobe. We are on the ground floor of a privately owned house, which has four flats in total and share the entrance area.
The kitchen has a good size dining table - it's fully functional with a washer dryer in the separate laundry, dishwasher, gas cooker with grill, fridge & freezer. You are very welcome to cook your own meals and have friends over, please feel at home.
It’s a full bathroom with a bathtub and window, all quite standard.
In total, you will be able to use the living room, guest room, kitchen, bathroom, laundry and a very large garden. The total size of the flat is ~86sqm. Unlimited wifi connection, we have a BBC TV licence and a projector you can operate via your laptop (HDMI/Thunderbolt). No landline.
There is street parking (paid between 10:00-12:00 on weekdays).
BILLS:
The bills come separate and we can provide copies to verify amounts/costs incurred.
In total = ~£250-300 per month (variable)
NOTE:
We will draw up a short sublet agreement between us, including rules and house manual.
LOCATION:
Our nearest Overground station is Stoke Newington, which is super close and takes max 6min walking, Clapton station is a good 10min walk. Lots of bus routes in easy walking distance reach too.
The buzz in Stokey happens on Stoke Newington Church street which is half a mile away, it shouldn't take you more than 8min to walk there. Church street is well known and has everything you need, fresh vegetables, restaurants, pubs, cafés, supermarkets, dry cleaners, charity shops, a bank, an obligatory London chicken shop... it's all there.
SHOPPING
There is a Morrisons nearby, which is open 7am -11pm (on Sundays only till 5pm) or otherwise a Wholefoods on Church street. Ridley road in Dalston is not far either and has everything from domestic and exotic fruit and veg, fish and meat to cheap clothes, bric-a-brac and fabrics from Africa and the Middle East.
