Room available in Stoke Newington 2 bedroom flat

Greetings - I'm searching for a flatmate to take the other room in this two bedroom flat in Stoke Newington / Lower Clapton.

The flat is available from the 7th of Jan. The preference would be for a 12 month period, but length can be flexible with sub-leasing if contract length is a deal breaker (I moved in initially to sublease)

About me:
I'm a 29 year old Canadian and have lived in London approaching 3 years. I work in the Television industry, specifically in live TV, and I work on location all working days, so we won't bump shoulders if you WFH during the week. Typically I am out of the house very early in the morning.

About the flat:
Hard wood floors throughout. Large bathroom, new kitchen, bright and spacious flat with outdoor space and a secure bike locker. Room available is large and bright there is a large closet for built-in storage.

The room is unfortunately not furnished. The current flatmate moving out will be taking his bed and most belongings pictured on the posting.

The flat will be partially furnished - my flatmate will be taking some of his furniture, but as I intend to stay, I will be replacing what's needed (outside of the available room). Just a heads up that decorations / furnishings will be subject to some change

The flat is in an estate so does come with all the usual sounds of other people all around us so maybe not best for super light sleepers.

Bills not included, generally it is well insulated flat and heating only needed sparingly even in winter.

Location and Transport:
Walking distance to dalston, clapton, hackney and stoke newington. Buses to london bridge and waterloo. Opposite Rectory Road Overground station direct trains to liverpool st and seven sisters to pick up Victoria line. Can be in central in 20mins.
