Double room in great Stoke Newington flat

Hi!

My housemate is moving out of London but I'd love the flat and am looking to keep it when the tenancy gets renewed in Feb. It'll be a one year contract but my understanding is we can renew again in a year if we want to.

Room is a good sized double with a massive built in wardrobe. Flat is in a modern block and on the thrid floor with great views facing south.

Centrally located to Stoke Newington and all the bars, cafes & parks of Church Street. Stoke Newington Station is a couple minutes walk away and there's lots of bus routes leaving from 1 minute away.

I'm a documentary film editor. Like to watch a film and cook. Not a party house but do like to host for food and make the house a fun place to be. We keep the place pretty tidy but all pretty relaxed.

Water is included in the rent. Council tax is currently £78 pp pm. Electricity is £48 pp pm (but we normally use less so get a rebate). Wifi is £13.5.
The estate agent charges £50 one off fee for changing the name on the tenancy and doing all the checks and they require all that to be passed and signed before Jan 3rd.
