Hello!

We’re looking for a new housemate to join our three bedroom houseshare in Stoke Newington. We have a double room available as our current housemate is sadly moving out of London in October.

We’re Daf, 49, and Justin, 51. Justin works as an editor on newspapers and Daf arranges access to healthcare at a charity.
We’ve both lived in the area for a while and make good use of the pubs and parks nearby. We’re interested in music (completely different kinds), current affairs, various sports and exploring all of the things London has to offer. We love our house and the area it's in and we’re looking for a friendly person to share our relaxed, peaceful home.

There's a choice of one of two rooms. The first is a large double with an en suite bathroom, measuring 4.5m by 3.1m. The second is a smaller double which is 3.8m by 2.2m. Both rooms are on the first floor and have fitted wardrobes. The room will be unfurnished. The rest of the house is furnished, although our current housemate will be taking a few things so there will be some space for new items. The rent would be £1150pcm for the en suite double and £980pcm for the other one. Only one of these rooms will be available.

The house occupies the bottom two stories of a gated block built in the mid 2000s. We have a large lounge and a large separate kitchen/dining room with all the things you’d hope to find in a modern kitchen, including a dishwasher.
There’s a garden at the back of the house bordering Abney Park which is a lovely space for relaxing.
In addition to the en suite in one of the rooms, there’s another bathroom and an additional separate toilet. There’s plenty of storage space throughout the house and we have excellent soundproofing.

We’re located right next to a 106 bus route stop (10 minutes to Finsbury Park station) and the C1 cycle route. It’s 10 minutes walk to Stoke Newington station (although from experience you can do it in 7 when you have to).
We’re about a five minute walk from Stoke Newington Church Street and its excellent choice of pubs, cafes and restaurants and the same distance from Clissold Park.

The room is available from the 19th of October. References will be required by the letting agent. Bills are around £180pcm including water, electricity, broadband, council tax (band E), TV licence and TV channels package.
