Our housemate is sadly leaving us to go back to her home in beautiful France (lucky her!); this means that a well-lit and cosy room is becoming available in our lovely house in Stoke Newington :)

About the Room:

It’s bright and luminous, with two sky light windows that give amazing views both in the mornings and evenings.
The windows face a calm residential street, so noise is rarely an issue.
The room is very well insulated, and keeps the warmth in easily.
It comes fully furnished, with a double bed, a clothes stand, a chest of drawers, and some shelves (unfortunately the table and chair in picture are not available). Pm for a video

We live in a lovely 3 stories house just off Church Street and Stoke Newington High Street; so very near to great shops and charming local businesses.
The house is spacious, with a living room and a garden; in fact even with 5 people sharing, it feels crowded rarely.
The kitchen is modern and large; fully equipped with toaster, dishwasher, microwave, kettle, large american style fridge-freezer, and a big dining table.
The bathroom has a full-length bath and it’s shared between 4 people (one of the rooms has an en-suite). Everyone makes an effort to keep the bathroom tidy and clean at all times, and luckily we haven’t had any issues with it so far.
There is an additional toilet by the kitchen, which comes in handy when you don’t want to go all the way up the stairs! 🪜
The garden comes with patio furniture, a functioning barbecue and some space for storing bikes.
We have a cleaner who comes every fortnight for a deep clean of the house; however, we all chip in and clean up after ourselves to keep the place looking great and tidy in between cleans.

About Us & the House Vibe

We are 4 ladies who work in art, landscape architecture, finance, and climate change. Everyone has a variety of interests and hobbies which include visiting museums and galleries, going dancing, playing tennis, cooking, reading, going on park walks, yoga, and watching films & tv shows.
We like to come together every now and then for a bite/drink and lovely chat; but at the same time, we all run pretty busy lives, and value having quiet alone times too 🍃
We would like to keep the house with a similar atmosphere as the current one - a warm, nice place to live in.
Please note that this is not a party house, but of course friends and the occasional dinner party are welcome 🥂🍽️

Our ideal housemate would be:
- Female (sorry, we want to keep it all ladies!)
- Non-smoker
- Clean, considerate, respectful, and happy to share the household responsibilities (gardening included)
- Friendly, but also values personal space
- Ok with the occasional dog visiting (some of us have friends with dogs)
Unfortunately, we can’t accept requests from couples or people with pets due to our contract.

Monthly costs average £130–£150 (this includes gas, electric, water, Wi-Fi, TV, council tax and cleaner).
We also do a house shop every few months for cleaning products and toilet paper 🧻 which comes at about £10–£15 each.

We've totally lucked out with our location, it being in a fantastic spot in Stoke Newington, close to the bars and buzz of Dalston, but tucked away in a quiet area.
Great transport links with buses to Central London, Dalston, Angel, London Bridge.
The house is just 10 minutes walk away from the lovely Clissold Park, and also close to a great yoga studio, and Clissold Leisure Centre that has an amazing gym and pool.
Beautiful Rio cinema is nearby, as well as lots of great shops and restaurants.
