Hello! Our housemate is moving out of this flat (leaving London for new job) and we love living here so much so looking for someone to take up the outstanding room.

We’re two friends, Lily-May, 27, and Ellina, 25, both working full time in creative industries. We’re both very chilled and would like someone similar. We like to have a clean tidy space and we share most things (except food) but we’re not militant about it and take a laidback approach in terms of keeping it clean/replacing stuff (no rotas, sorry not sorry!). We both work Mon-Fri in offices so you would mostly have your own space to WFH during the week if needed.

We’re not a party flat but you are (of course) welcome to have guests. We are both very sociable people - we are respectful of each other’s space, but we do also sometimes do things together, which you are by no means expected to join but are welcome to.

Ideally a long-term let of at least 1 year, someone who is nice, chilled, clean and respectful people with similar creative interests to live in this lovely flat! (You would also need to be in full time employment to qualify with our landlords)
We’re also open to have a couple move in if interested, but this would increase the share of the rent slightly.

ABOUT THE FLAT:
- Contract: 1 year rolling.
- There will be some furniture from the current tenant available in the room if you would like to keep (bed, desk, drawers, clothing storage), but the room contractually comes unfurnished so you can bring all your own stuff if preferred, so open to do what you would like with the room. The clothing rail units were purpose built by an ex-tenant so you can absolutely remove these to open up the room as they are fairly large (Kitchen comes furnished with standard appliances, fridge, and washing machine)
- Large en-suite bathroom with bath and shower. Nice and bright with double skylights.
- Room is situated on a separate floor to the rest of the flat so will very much have your own space, with your own access staircase next to the entrance door up to the room
- Bills are not included
- Available from: 5th January (The contract would start from 12th January but if you wish to move in earlier then the settlement rent would be paid to the tenant who you would be taking over)
- Stoke Newington Overground station only about 3 mins walk away + a 10/15 min bus goes directly to Finsbury Park (Victoria / Piccadilly line)
- Great location - Close to Clissold park, Abney park, and Church street. Lots of green space, beautiful shops, cafes and more within a walking distance.
- 5 minute walk to the nearest Morrisons and a Lidl is opening near us soon too.
- Landlords are responsive and quick with handling repairs.
- A nice secluded flat on the top floor of the building, neighbours are friendly and it is a peaceful building to live in.
- Good size bedroom and large living area
- The area is very safe and the building has a gated entrance and main building entrance which are both opened using a code
- Bike storage available within the gated area
- Letterbox within the gated area also
- Intercom to buzz people in, there is a phone for this by the front door and another in the room

No pets, no subletting

Rent is paid on the 12th of Every Month. (Or the landlord needs cash in the bank before then)
You are of course welcome to bring stuff to put in the living room/ kitchen! Especially plants 🪴

* Bills: currently £135 including everything, however this does fluctuate up and down slightly

We need the room taken urgently; so will be scheduling viewings asap.

Referencing would be required from the landlord (and handled with them directly - I believe this would be 3 months payslips, contract of employment + employer reference, previous landlord reference and bank statements etc)
I believe minimum salary requirements for the room would roughly be £30,000 (this is a guideline ultimately as it is to the landlord's discretion)
Deposits will be protected under the updated tenancy deposit scheme by landlords. They will issue us a new TDS agreement under the new tenants names.
