Description
We’re looking for a third housemate to join us from 9th March in our much-loved garden terrace on Palatine Road.
The room
You’ll have the double bedroom set on its own top floor, with leafy views across the garden. Unfurnished, with the option to buy our current housemate’s bed and mattress if useful.
The house
Three floors, high ceilings, period features, and generosity of space that’s super rare to find in London, especially in a shared home. We pinch ourselves sometimes… 😂🤫
Includes:
- Long garden with decking and outdoor furniture (roll on Spring…)
- Well-equipped kitchen with gas stove oven, dishwasher, butcher’s sink, coffee machine and separate dining room
- Large living room with a lounge/TV area, library and reading nook, plus a bright bay-window space evolving into a creative studio
- Main bathroom with shower-bath + additional downstairs loo
- Basement currently used for storage, with plenty of scope to use it differently - home gym, workshop, or something else entirely (all ideas welcome)
- Storage cupboards/rooms throughout
The area
A leafy, quiet residential road nestled between buzzy Dalston and the community village feel of Stoke Newington. One end of our street drops straight into the bars, shops and beautiful chaos of Kingsland Road; the other end meets Stokey’s slower rhythm, with Church Street and Clissold Park just a few minutes further walk.
There’s a strong sense of local life here if you want it - a street WhatsApp group, Sunday gardening club, local coffee shop, yoga studio and pub, and community-organised events: last weekend involved a tree wassail, singing and cider, which probably sums it all up quite well..
About us
You’d be living with SpareRoomers turned fond friends: Annie (36), an actor and writer, and Kate (36), a business development freelancer. We’re warm-hearted, love a good laugh, and enjoy a mix of expansive, sociable, world-exploring energy alongside a grounded, zen home life. In winter, you’ll often find us hibernating at the local sauna (just a minute away!), or at the pub opposite - usually in that order.
House vibes
Communicative, considerate and relaxed. It’s not an afters house, but it is a sociable one: film nights, house dinners (one of us is a MasterChef semi-finalist, the other eats butter beans straight from the can), creative projects, hosting friends, summer garden parties (and other such fun things). That being said, the house is often deliciously quiet - ideal for switching off.
About you
We’re leaning towards keeping the house female - though open-minded for the right person. We’d love someone in a similar life stage - settled enough to value a good home, curious and creative, and up for sharing space with care and ease. Someone who wants to build a home together and be pals, rather than just rent a room. Whether you come with a suitcase or a house load of furniture - there’s plenty of spaces to inject your style into.
Must be cool with cats and dogs, in case one appears in the future.
The practical bits
- 12-month contract from 9th March (no flex on date)
- Julian Reid (agency) handle everything from contracts to maintenance - very responsive and good relationship with them
- Bills range from £60–£200/month (season-dependent), including a fortnightly cleaner and shared household items
