2 double bedrooms to rent in Stoke Newington

Hello! We are looking for two new housemates to join us in our beautiful and spacious 4-bed house, as our current housemates are moving in with their girlfriends. Both rooms will be available from the 18th of April.

The house is located a 6-minute walk from Rectory Road Overground station (which takes you directly to Liverpool Street), a 5-minute walk to Church Street, and a 15-minute walk to Clissold Park. We are also just a 3-minute walk away from a local Sainsbury’s and Tesco. The house is on a residential street and feels very safe.

We’re lucky to have a large shared living room and a garden, which is great for BBQs in the summer. We also have a basement for extra storage. The house has two bathrooms shared between all housemates.

We currently have 2 rooms available in different sizes, which is reflected in the rent.

Room 1:
This is a furnished double room with a large wardrobe and storage space under the bed. It has beautiful Victorian stained-glass windows and a view of our garden. Please note that the desk shown in the picture is not included.

The rent for this room is £987.50 per month, excluding bills.

Room 2:
This is a furnished double room with a spacious wardrobe, a desk, and large windows overlooking the garden.

The rent for this room is £937.50 per month, excluding bills.

You would be living with two lovely people, Yasmin (me) and Bella, who became friends through living together.

Yasmin is from Brazil and has been in London for about 5 years. She works in political intelligence and loves anything bike-related. In her free time, you’ll usually find her doing outdoor activities- cycling, running, or planning her next hiking adventure.

Bella is from Oxford and has also been in London for around 5 years. They work in tech as a product owner and are a big music and film lover. Outside of work you’ll usually find them watching films or playing board games, singing in a choir, or thrifting / going to vintage markets.

We are a fairly social household - we often enjoy trips to our local pub and chats in the kitchen. Ideally, we’re looking for someone who wants to be a friend and not just a housemate, but we both also have our own friendship groups in London. We’re looking for someone who matches our outgoing vibe, is friendly, clean and tidy (we really can’t stress this enough!).

We are currently a mixed house and would ideally like to keep a similar balance, but we are open to seeing who the right fit is. Ideally, we are looking to live with someone around our age range (mid-20s t0 30sh).

Some other details:

* Sorry, no students, pets, or couples.
* To sign formally onto the lease, your yearly salary must be at least 30x the monthly rent (this is a requirement from the letting agents).
* We will be holding viewings on the 8th and 15th of March, likely during the day/afternoon. Depending on the level of interest, we may add more viewing dates.
* No short-time renters pls! We are looking for someone who would ideally commit to staying at the house for at least a year.
* Bills are not included and usually come to around £115 per month.
