Hello! We are looking for a friendly housemate to take the fourth bedroom in a lovely, bright double room in our Stoke Newington flatshare.

The house is shared by professional women all in their 30s and they’re all easy-going, tidy and considerate. We’re a friendly, non-smoking household who enjoy a nice, homely environment – ideal for someone looking for a comfortable place to live.

We’re hoping to find another like-minded female professional to keep the relaxed and friendly vibe.

The room:
The room comes furnished with a double bed, comfortable double mattress and storage unit with cabinet section and drawers.

The green wardrobe and green bedside table are due to be left available for the new tenant/bought for a small fee from outgoing tenant. The desk, blue chair and white shelving unit will be taken by the current tenant.

The room gets a lot of natural light through the window which overlooks the common and stays really nice and warm in winter.

The room comfortably fits a desk and so is good for working from home.

The flat:
The flat is set over four floors and has high ceilings in the kitchen, hallways and stairs so it feels nice and airy. The room available is on the top floor with two other bedrooms and one of the bathrooms.

The flat has:
- a large, fully equipped kitchen
- two bathrooms (one has a bath a both have showers)
- an additional WC
- utility room with washing machine and tumble dryer
- an outdoor fenced yard accessed through the kitchen with table and chairs for warmer months and bike storage

We have a great cleaner who comes once a week to clean communal areas.

Tenancy – This will be a formal change in tenancy. The flat is managed by an agency (Phillips Estates) and they are very responsive. The landlord is fair, responsible and quick to resolve any issues raised - the current tenants have a good relationship with him.

Occupancy - The room is suitable for single occupancy only and unfortunately is not suitable for students.

Location - 1-2 minute walk to stops with major bus routes, all very regular.

Rectory Road overground stop is a 5 minute walk away.

It is a very short walk to Stoke Newington High Street, Church Street, Abney Park and other local gems including restaurants, independent shops, cafes, pubs and Clissold Park.

The local green spaces are lovely and calming and there are a range of gyms and yoga studios nearby.

Housemates - 3 professional women in their thirties - two teachers and one working in Film. Two of the tenants have lived here for over 5 years as it is a comfortable space in a lovely area.

Rent - £708 a month (due on the 1st of the month)

Bills - Between £100-£150 a month. Each housemate takes the lead on a different bill meaning that the costs work out as close to equal but we use SplitWise to calculate any differences and for any shared household purchases such as cleaning products.

Council Tax Band - E

Deposit - £793.27 paid to the outgoing tenant (change in name for money currently held in the tenancy deposit scheme)

Availability:
The formal changeover date would ideally be the 1st May 2026 which is the date the room becomes available, but the move in date can be negotiated with the outgoing tenant with rent calculated pro rata for any period before the formal change date.

Viewings:
We are aiming to hold viewings on the morning of Saturday 18th and Saturday 25th April.
