Our lovely housemate is sadly leaving us to go back to Stockholm for a new exciting job opportunity. So this means that a beautiful, bright ensuite room is becoming available in our house in Stoke Newington soon :)

The house fells very much like home, so we are looking for someone who would care for it and contribute to the warm atmosphere.

*The Room:

It’s bright and luminous, with a big window door, and lovely views of the garden and the back of the house, which makes the space calm and quiet.
It comes fully furnished, with a king size bed, a wardrobe, a desk and a chair. Our flatmate is happy to sell the book shelf, fairly new mattress, bathroom shelf and small table cheaply.
Also, the room has a spacious fully working ensuite with a window.

The room is available from 3rd of August, but there is some flexibility on moving in dates for the right person.

*The House:

We live in a 3 stories house just off Church Street and Stoke Newington High Street, very near to all the shops and charming local businesses.

The house is spacious, with a living room and a garden facing south east, which makes it sunny for most of the morning/afternoon.
The garden is quite big, and comes with patio furniture, a barbecue and some space for storing bikes.
The kitchen is modern, fully equipped with toaster, dishwasher, microwave, kettle, large fridge-freezer, and a big dining table.
Also, there is a small toilet room on the ground floor too, which comes in handy when you don’t want to go up the stairs to the ensuite :D

We have a cleaner who comes fortnightly for a deep clean of the house, and she is amazing! However, it's really important that we all clean up after ourselves and make sure to leave the communal spaces clean, tidy and decluttered for everyone.
We really value being considerate of each other and make an effort to keep the space looking lovely and homely.

*About Us & House Atmosphere:

The 4 of us work in the arts, front of house, finance and data & research fields.
Everyone has a variety of interests which include going to museums and galleries, dancing, playing tennis, cooking/baking, reading, going on park walks, yoga, watching films & tv shows and travelling.

We like to come together every now and then for a lovely chat and some food/wine; but we all run pretty busy lives, and value quiet, restorative alone time too.

We really would like to keep the house atmosphere as it is - a warm, lovely, considerate place to live in. If this resonates with you, do send us a message!

Please note that this is not a party house; but, friends and the occasional dinner party/barbecue are welcome of course 🥂🍽️

*About You:

Our ideal housemate would be:

- Female (sorry, we want to keep it all ladies!)
- Non-smoker
- Clean, considerate, respectful, and happy to share the household responsibilities (gardening included)
- Friendly, but also values personal space and privacy
- ⁠Ok with the occasional dog visiting (some of us have friends with dogs)

Unfortunately, we can’t accept couples due to our contract.

*Bills*

Monthly costs average £130–£150 (this includes gas, electric, water, Wi-Fi, TV, council tax and cleaner).
We also do a house shop every few months for cleaning products and toilet paper 🧻 which comes at about £10–£15 each.

*Location:

We've totally lucked out with the location! A fantastic spot in Stoke Newington, close to the buzz of Dalston, and tucked away in a quiet area. Great transport links with buses and overground trains connecting to most places in London.

The house is just 10 minutes walk away from beautiful Clissold Park, and very close to great yoga studios, and Clissold Leisure Centre with a gym and pool. Charming Rio cinema is nearby, as well as lots of great restaurants and bars.
