• Two-bedroom flat, roughly equidistant between Stoke Newington and Clapton Overground — loads of parks, cafés and buses nearby
• Cosy living room with a dining table
• Modern(ish) kitchen with lovely natural light
• One shared bathroom and washing machine
• Fully furnished throughout apart from your room
• Warm, easygoing vibe — the flat stays clean and comfortable, ideally without a cleaning rota stapled to the fridge
About Me
• Alice 🙋♀️ approaching the “late 30s” bracket, professional working in Soho. Usually in the office, with one WFH day a week
• Respectful, friendly and easy to live with — I’ve been house-sharing for nearly a decade, so I know what makes it work
• Into books, music, politics, big walks, theatre, galleries and pub gardens
• Happy to share a drink or a film, but equally happy to retreat and do my own thing
• Will never judge your takeaway choices, or what time you get dressed at the weekend (if at all)

• Considerate and tidy in the normal adult way — you clean because you noticed something needed doing, not because a rota told you to
• Pays bills on time
• Likes a balance of sociable moments and independent downtime
• Wants a home, not a crash pad
• No couples or pets — the flat just isn’t set up for it
The Numbers
• Rent: £1097.50 per month currently
• Bills: £230–£280 per month (varies with the season) — covers council tax, gas, water, electricity, TV/internet and shared basics like loo roll, cleaning products and olive oil
• All in: roughly £1,327–£1,380 per month, split evenly and kept straightforward

• Minimum term: 12 months
Move-in: end of August, possibility for earlier, depending on current house-mates move out date.
