My flatmate is moving out and I’m looking to stay in the flat and find someone to rent the room he is vacating in our two-bed flat in Stoke Newington.

The room is genuinely large (and the larger of the two bedrooms by far), big enough for a king size bed, home office, storage and a small music studio. It is set away from traffic, and with a shower room sitting between the two bedrooms you each get decent privacy.

The room is unfurnished. Rent is £1,310pcm (excluding bills). The room is available from 9 August.

The flat is on the second floor of a small private block, set away from the street with a secure gate and entry way. It is split over two floors with a decent-sized shared living room and a separate kitchen. It has a separate toilet/bathroom and shower room. The majority of the flat has exposed floorboards.

The flat is under 5 minutes from Stoke Newington Overground, as well as multiple bus routes, and is close to Abney Park which is a lovely spot.

There is secure bike storage outside.

The landlord has been consistently responsive throughout our tenancy. Routine inspections like gas checks have all been handled quickly and with good communication. Contract terms have been transparent and consistent throughout.

The neighbours on both sides are friendly too, which makes a real difference.

My name is Sam - I’m 38 (m) and work in publishing. I usually work from home four days a week, using a desk in the living room during the day, so it's worth knowing that going in.

However, I frequently visit family, so am away for a few days each month, so you would have times when you have the communal spaces to yourself.

I enjoy watching TV and films/cinema, gaming, music, drinks/food and cooking.
