My flatmate is moving out and I’m looking to find someone to replace him in the two-bed flat we rent in Stoke Newington for a new tenancy to start on 9 September.
The room is genuinely large (the larger of the two bedrooms by far) and is bigger than a typical London bedroom.
The room is big enough for a king size bed, home office, storage and a small music studio.
The size of the room means it would suit someone whose job involves working from home, as there’s plenty of space to set up a desk/home office and comfortably work from the room (my current flatmate does this).
The room is set away from traffic, and with a shower room sitting between the two bedrooms you each get decent privacy.
Note the room is unfurnished (my flatmate taking the furniture currently in the bedroom).
Rent is £1,310pcm (excluding bills).
About me: My name is Sam - I’m 38 (m) and work in publishing. I usually work from home four days a week, using a desk in the living room during the day in the week, so it's worth knowing that going in.
However, I frequently visit family, so am away for a few days each month, so you would have times when you have the flat to yourself.
I enjoy watching TV and films/cinema, gaming, music, having drinks/food with friends and cooking.
The flat is on the second floor of a small private block with a secure gate and entry way. There is a decent-sized shared living room and a separate kitchen, while the bedrooms are upstairs on a different floor. It has a separate toilet/bathroom and shower room.
The flat is under 5 minutes from Stoke Newington Overground, and several bus routes, so it’s well connected to central London and the surrounding areas. It is close to Abney Park, which is a lovely spot, as well as many local shops, pubs and restaurants.
There is secure bike storage outside.
The landlord manages the entire building - they have been consistently responsive throughout our tenancy and quick to solve any issues.
The neighbours on both sides are friendly too, which makes a real difference.
