I’m looking to find someone to replace my flatmate in the two-bed flat we rent in Stoke Newington. The room is available from 9 September.

The room available is genuinely large (the larger of the two bedrooms by far) and is bigger than a typical London bedroom. It is big enough for a king size bed, home office, storage and a small music studio. It’s big enough to comfortably work in if you need to work from home.
The room is unfurnished. Rent is £1,310pcm (excluding bills).

About me: My name is Sam - I’m 39 (m) and work in an editorial job in publishing. I usually work from home four days a week, using a desk in the living room, so it's worth knowing that going in. However, I frequently visit and stay with family, so am away for a few days each month, so you would have times when you have the flat to yourself.

I enjoy watching films/cinema, gaming, music, going to gigs, having drinks/food with friends and cooking.

The flat is on the second floor of a small private block with a secure gate and entry way. It has a decent-sized shared living room and a separate kitchen, which is a good size for two people.

The bedrooms are upstairs on a different floor, meaning there’s a good separation between the spaces for privacy. It has a separate toilet/bathroom and shower room. The flat is set away from the road outside/traffic.

The flat is under 5 minutes’ walk from Stoke Newington Overground, so it’s well connected to central London and the surrounding areas, plus there are several bus routes nearby. It’s also not far from the popular areas of Stoke Newington - Abney Park, Church Street and Clissold Park.

There is secure bike storage outside the building. The landlord manages the entire building - they have been consistently responsive throughout our tenancy and quick to solve any issues.

The neighbours on both sides are friendly too, which makes a real difference.
