Double in live-work loft-style unit Dalston/Stokey

We're looking for a new housemate to take the 3rd bedroom in our awesome flat, just off Kingsland Rd/Stoke Newington High St between Dalston and Stoke Newington.

The flat's 5mins walk from Dalston Kingsland and 10mins from Dalston Junction overground station, with 149, 243, 76 and 67 buses stopping right at the end of the road.

The flat is an open-plan, 'loft-style' set up on two levels across the ground and basement floors of a big converted factory building. On the top level there's a big kitchen/living room area, and a second area with a full size ping pong table! Downstairs we've got a little cinema space with a projector and 3 bedrooms which we built when we moved in 3 years ago.

The room's a cosy double which I'm up for letting furnished / part furnished or unfurnished, and there's loads of space in the rest of the flat for storing bikes and other things.

The room's amazingly cheap for the area and right in the heart of Dalston/Stoke Newington, with loads of cafés, bars, new restaurants and an outdoor market right on your doorstep. Rent is £482 a month and we reckon bills (inc quarterly electric) come to about £70 a month. We're looking for someone to take over the room ideally until August when our contract's up, although it might be possible to stay on for longer if the contract's renewed.

You'd be living with two lovely guys (both 27) and our little black cat. They both work full-time but it's a pretty sociable flat and in the evening and at weekends they're always up for making food together and playing Settlers of Catan (they're not total geeks though, honest). Aside from that they're both into their music and our favourite local is the Three Compasses in Dalston (if that tells you anything!). Honestly, they're great, and I'm gutted to be leaving them!

We're looking for someone fairly laid back and sociable, we guess of a similarish age, and who's ok with living with a small, scrappy cat! Smokers are fine (we've got one already), but we prefer if it's outside (there's a little yard at the back).

I'm looking to move asap, and can do viewings this weekend (23/24th March), or arrange it with the boys during the week.
