Two rooms to rent

Looking for two young professionals people aged between 23 and 27 to move into a 4 bed house with a back garden. Your housemates will be two 25 year old Australians who are mates from school. They are both are very friendly, love to socialise, enjoy sport, travel and of course a few beers. Weeknights tend to be quite chilled - socialising and watching something on the tv, getting outside in the summer or watching the sport. Weekends are a mix between us doing our own thing with other friends and doing activities together.

Looking for people to take over the official tenancy agreement for the last approx. 6 months of the tenancy (start/middle Sept 2024 - end Feb 2025). Only reason myself and another are moving out is because of moving in with a partner and moving cities do to a Masters degree.

The two rooms are as shown in the pictures, minus the desks and soft furnishings. One is medium size (lower price) and one is the houses Master bedroom (higher price). Bills are not included in the two prices shown. Bills on average cost approx. £80 a month (council tax, water, broadband, electricity/gas). The house has one upstairs bathroom and one downstairs toilet, good sized kitchen and lounge/dinning room and good sized low maintenance back garden. Tooting Broadway Tube Station (Northern Line) and Streatham Common Train Station are a 15 minute walk away and there are good bus links also.
