Looking for a single occupancy, professional (no couples or family, sorry) to take over part of an existing joint tenancy agreement, as my friend is moving out to pastures anew. Would ideally suit someone who loves dogs & is looking for a place to call home.
🗓️ Move-in date: Between 1st –14th September 2026
📍 Tooting/Furzedown – fairly quiet residential area abutting the southern edge of Tooting Common. Approx. 5-10 mins’ walk to main field/ tennis courts & the Lido. The street is very well known for its summer street parties and lively community.
🚇 Easy walk to both Tooting Bec & Tooting Broadway tube stations. 25mins walk to Tooting rail station.
Busses within 2-5 mins walk respectively.
Electric points for cars, bicycles and scooters at the top of our road.
Close to shops, parks, Tooting Bec athletics track, Tooting Bec Lido and a quick commute to Wimbledon, Balham, Clapham, Wandsworth and Central London. We also have the touted Tooting Broadway Market a leisurely walk away.

Looking for someone to replace 1 of the tenants moving out on a joint tenancy for the flat.
The incoming tenant will need to complete referencing and approval through the letting agents and a deposit will be required & handled by our rental acency/ property management team.
Need to know:
🏠 The shared home:
A lovely, clean, very large two-bedroom first- floor flat, shared with myself & my yorkshire terrier. This is a relaxed home, so someone looking for the same would be the ideal candidate.
• Shared bathroom with shower and tub.
• Shared open-plan kitchen/ diner/ lounge with skylights, giving the space lots of natural light.
• Fitted with washing machine, dishwasher, fridge/ freezer, microwave etc.
• Private outdoor patio accessed through lounge
• High Ceilings and carpeted.
• Double linen/ storage cupboard in hall.
• Entry area with fixed coat hooks and stairs up to first floor. (Space to store a bicycle)
• On-street Permit parking (tenants' own responsibility to arrange via the council)
• Main entrance to the property shared with downstairs friendly neighbours, who also have 2 cats.

I'm a busy professional, wfh split with office 2-3 days a week. Enjoy a good bottle of wine, reading, binge-watching true crime or exploring the outdoors and culinary experiences that London and UK has to offer along with my little terrier.
Used to being in house shares so happy to social or each do their own thing..
🐶 Pet-occupied
Keahi is my 3.5 year old yorkshire terrier girl, who is super friendly, loves meeting new people & dogs, chicken and tummy rubs — so the incoming tenant would need to be happy living with a very cute pet🐾. She's hypo-allergenic, completely house-trained, fairly quiet (unless there's a fox nearby), and lives her best life as the office emotional support dog and canine version of a foodie. She also travels everywhere with me, including into work and out to restaurants.

• Large east-facing double bedroom, light and bright with blackout curtains.
• Built-in hanging clothes cupboard with additional storage space above.

Shared areas are fully furnished. Happy to discuss if you have any of your own things you would like to bring. Plants do amazing here, so any plant-babies are welcome too.
💷 Bills currently are approximately £150 pcm on top of rent and covers the below:

• 5G Broadband / Wifi.
