We are offering a large, bright, and quiet double room on the first floor of a friendly, well-maintained house, located on a peaceful residential street, just 6 minutes’ walk from Tooting Bec and Tooting Broadway tube stations.

Rent & Bills
· Rent: £700 per month
· Bills: Approx. £90 per month
· Council tax included; other bills are shared

Availability
· Flexible move-in: Early March
· The current housemate is relocating closer to her university (currently commuting around 1 hour each way) and is happy to coordinate her move-out date to suit the right person.

· Large main kitchen on the ground floor with oven, air fryer, washing machine and access to the garden
· On the first floor, you will share a bathroom and utility/kithcenett area with one other female professional

This is a calm and quiet household, best suited to someone who genuinely values a peaceful, respectful living environment.
It is therefore most suitable for someone with regular daytime or social working hours.
Late-night arrivals (after 11pm) or hospitality/night-shift working hours would not be a good fit.

Heating (Mid-November to End-February)
· Electric heater provided (heats the room quickly)
· Heating cost depends on individual usage and preferences
