Hi, we are two guys (Alex and Joe) aged 30 and 31 in the finance and civil engineering industries looking for a third housemate to complete our friendly flat.

THE ROOM: is a bright airy double loft room, that offers personal space at the top of the 3 floor flat and comes unfurnished. It includes a personal balcony with views over the local gardens.

A bathroom with a shower cubical and separate bath will be shared with one other person (the third room is en suite).

THE FLAT: has been completely renovated in the last 24 months to a high spec and is warm, dry and spacious with a combined kitchen and sitting room. It is a 2nd floor flat, spread across 3 levels and is accessed via an internal hallway that is shared with the downstairs neighbours, who we have a good relationship with.

There is a combined kitchen and living room. The kitchen has a dining table that seats six and a fridge/freezer, washing machine, dishwasher, microwave, kettle, iron/board and oven with plenty of shelving space. It comes furnished with many utensils and cookware we all share and you’re welcome to use. The sitting room is furnished, including 2 sofas, 65 inch TV, streaming services, and room for bike storage.

LOCATION & AMENITIES: our flat is in a quiet residential street off Tufnell Park Road. There’s no private outdoor space but we have a playing field less than 1 minute away with tennis courts, as well as Hampstead Heath within a 15 minute walk. The high street which has a Sainsburys local, bakery, bars, pubs and restaurants are all only a 2 minute walk away.

TRANSPORT LINKS: are excellent.
- Tufnell Park (Northern line): 2 minute walk
- Kentish Town (Thameslink, Northern, National Rail): 15 minute walk
- Gospel Oak (Overground): 18 mins
- Upper Holloway (Overground): 18 mins
- Kings Cross St Pancras: 15 mins by tube / 22 mins bus
- Euston Station: 10 mins by tube

US: we want to welcome someone in who we can be friends with. We are both friends from Bristol Uni and have a larger social group within London. We are clean, tidy, easy going and sociable. We catch up while we make dinner, and watching TV whilst also being respectful of each other’s individual space. We enjoy outdoor sports including cycling, running and skiing, weekends away, holidays abroad, celebrating each other’s birthdays and going on nights out - but we also like taking it easy within working week! We’d like someone who enjoys the same!

LOGISTICS
- Bills (Energy, Council tax (Band E), Virgin broadband, Water) are currently around £180 but this is subject to small variance depending on Ovo energy usage.
- We all share the cost for an annual BBC licence
- 6 month fixed term contract, no break clauses, and then 1 month rolling contract
- £1211 deposit
- Subject to references / interview
- Move in date: 1st December 2024.
