Large eaves room with ensuite in homely flat

I am looking for a flatmate for a bright first floor and attic maisonette just a ten minute walk from Tulse Hill Station, and 8 minute bus from Brixton. Tulse Hill runs trains every 15minutes ish to London Bridge (19 mins), Farringdon (20mins) and Kings Cross(25 mins). We're round the corner from Brockwell Park, which I'm pretty sure is the best park in London.

The room is super spacious and furnished with a double bed, bedsides, chest of drawers, hanging rail, desk and chairs. I could put a second chest up there too if needed. You would have your own mini ensuite with loo and shower.

Downstairs, we would share the country-style kitchen and living room with big sofa and dining table. There is also a lovely garden with a very soothing tree and a bike locker. There is a third bedroom, which I keep as my work from home/chaos space.

You would be sharing with me, a 34 year old female. Im in the office 3-4 ish days a week, and travel for work.

I like to keep it homely here - and Im looking for someone open to a tea (or wine) and a chat, but also has their own stuff going on. More houseplants encouraged and I would consider a dog but please note the exciting staircase to the room (you'd have to be able to scoop her or she could sleep in the sitting room).

I have included for council tax and broadband, but other bills would be split. There is permit parking on the street, or free parking about a minute up the road.

I can be flexible on the move in date but was thinking end of March.
