Hi! I’m Sam (27, remote worker) renting out my spare room in Tulse Hill (SW2).

The room is available from 1st November 2026. Ideally you can stay for 3 months or more and I’m open to longer term options also. The rent is £815 p/month and bills are roughly £150 p/month - both can be pro-rata’d depending on length of stay in the first and last months.

The flat is a shoes-off place and day-to-day I keep it as clean as it is in the photos - I’m looking for someone who prefers similar.

It’s a quiet flat: no loud music, parties, etc but the odd friend gathering is all good! I’m looking for someone who wants to live in a friendly, considerate environment - I see the flat as a shared home, and living here the flat will be as much yours as mine.

You’re also very welcome to have guests stay over (just not randomers) and use the communal living spaces whenever you’d like.

- 7 minute walk to Tulse Hill Station - getting you into Blackfriars in 16 minutes, London Bridge in 18 minutes, City Thameslink in 18 minutes, Farringdon in 20 minutes, King’s Cross St Pancras in 25 minutes.
- Easy access to Brixton (Victoria Line/night tube), Clapham (Northern Line/night tube), Tooting, Dulwich
- Walking distance to Brockwell Park (and Lido!) and Dulwich Park
- Quiet, leafy street with gyms, grocery shops, pubs (The Railway!) and independent cafés within a 5 minute walk.

- South-facing fully furnished room with a double bed, comfy mattress, desk, drawers, built-in wardrobe, shelves.

Flat details
- Kitchen: dishwasher, washing machine, big fridge/freezer
- Storage: hallway cupboard and lockable external storage locker to put any suitcases, bikes, etc
- Free parking, lift, and secure key fob entry to the flat’s building.
