Description
1 double room available in a 2 bed ground floor flat, £925 without bills, located in N19, just off Hornsey Road in the middle of Holloway and Finsbury Park.
The room
1 double bedroom on the ground floor of a 2 bed flat. Chest of drawers and double bed provided. I have an en suite, so you’ll have your own bathroom.
Both bedrooms link out to a back area space where you’re able to hang clothes to dry/smoke. There’s no access to that area from any of the other flats. I lock my bike there too so space for that if you’re a cyclist.
The price of the room is £925 without bills, TBC on an increase. You’ll be taking over the room from my lovely last housemate who is moving out with a friend from home. The contract will renew from Saturday 1st March for 12 months, so you’ll be on the new contract from there.
The flat
3 steps at the front of the property to get into the building. Flat runs on electric, and fluctuates depending on usage. Water bill is £70ish every 6 months from Thames Water. Council tax is £80 a month. Virgin Media for Wi-Fi, currently £15.77 a month.
Living room space with 2 sofas and a dining table. Kitchen’s got a gas stove, 1 small and big fridge/freezer, and a new washing machine was installed around 2 months ago. We also have a spare bedroom/office space to work from/store stuff.
The building/management
The building is quiet and just had a bit of a facelift, it's a bit of a mixture age wise but the neighbours are all professionals. Never had a problem with noise or general trouble from another flat. Pretty good experience with the landlord/estate agents/maintenance so far, they're always on hand and pretty timely with handling requests/issues.
Traveling
2 minute walk from Hornsey Road, 91 bus to Trafalgar Square/Crouch End.
6 minute walk from Holloway Road, 17/43/263/271/N41 buses [London Bridge, Highbury Barn, Trafalgar Square, Moorgate].
8 minute walk to Upper Holloway station [Overground].
12 minute walk from Crouch End station [Overground]
15 minute walk to Finsbury Park [Piccadilly, Victoria, National Rail] and Archway [Northern].
Amenity wise
1 minute walk from Hornsey Road [Post Office Depot, Tesco Extra, local cab service, couple restaurants, just up the road the other way is a laundrette, nail salon, convenience store open til 1am, pharmacy]
6 minute walk from Holloway Road [Restaurants, couple pubs, Domino’s, couple gyms, convenience store open past 1am]
8 minute walk from Seven Sisters Road [Loads of different grocers, restaurants, shops, Nags Head Market]
12 minute walk from Stroud Green Road [Nandos, Tesco Superstore, Pak’s Hair Shop, Lidl, more restaurants/shops]
Local hospital is Whittington Hospital which is a 5 minute cab.
About me:
I’m Adam, I’m 29, and I work in social media/marketing, hybrid so some from home and some in the office days. I’m a Northerner who's been in London for agessss, I'm into music, basketball, herbal tea, fashion, events, YouTube and hot sauce.
I’m looking for a housemate that’s; clean, a good communicator, respectful of boundaries, chill, pays their rent/bills on time - all the usual things people want in flatmates, right? Easier to say what I don’t want in a housemate - someone unclean, someone who always hosts the after’s, someone discriminatory/racist/homophobic etc.
If this sounds like a bit of you, make yourself known! Happy to do a FaceTime before a physical viewing. The contract, as mentioned, starts Saturday 1st March and the estate agents will need to do their reference checks before you sign.
Can’t wait to hear from you!
