Single room in spacious 3-bed house

Hello!

Myself and my current housemate Lucas are looking for a new housemate, as our current housemate and friend Tom is leaving to move in with his girlfriend! We are very happy for him but a little sad for us : (

The room is a lovely single (admittedly on the smaller side), part of a lovely 3 bed house in a quiet and private close. Comes furnished with a bed and clothing rail as you see in the images! The shared spaces are quite generous and we see a lot of green through the big living room windows, which I quite adore. The desk and screen in the living room will be leaving with Tom!

Lucas and I are both working almost full time – Lucas is doing an apprenticeship in pharmacology with the NHS and I am a researcher in environmental economics. We tend to both keep busy with work or other reading in the evenings as well (we do enjoy it, promise!) and are respectful of everyone's space. We also love to hang out and have a chat when cooking in the evening : )

Lucas tends to be in the hospital / at college 5 days a week and I'm also working from the office 2-3 days. We are looking for someone that is calm and equally respectful of all our schedules and work, but loves a chat and laugh too!

In terms of the contract, you'd be taking over Tom's part – it might be a new year's contract or it might continue as a rolling contract depending on how the agent and our landlady decide to take it forward. Either way, we are looking for someone for the medium to long term. The property is managed by a private landlady though the admin is hosted by an agent, so will need some details and bank statements etc. (the usual). The landlady herself is a lovely elderly lady who checks up on us if we need anything or have any issues!

Council tax is about £65 each, other bills (gas, electricity, water) come to approximately £45-£60 each, dependent on our use each month.
