~ The flat is in Zone 3 and is about 3-4 minutes walking distance from Upton Park tube station where you can catch the District Line to connect to either the Jubilee line at West Ham, the Central line at Mile End Line and the Elizabeth Line at Whitechapel. All three are major hubs for interchange.

~ You’ll share with two other professional guys (gay couple) who are both friendly and sociable but considerate and quiet,. You must be happy living in a gay flat share.

~ Should the need arise; it is possible for you to leave at any time within the initial 6 month contract by giving a month's notice.

~ You'll have the option to extend the contract beyond 6 months should you so wish and this will happen automatically should you say nothing.

Room Description:

You get a very large luxury double room which is decorated white. There is one large window that opens onto the side of the flat with a wonderful view across East London to the horizon! A double bed is provided as is a wardrobe, chest-of-drawers, a bedside table and other furniture should you require it. Should you need a computer table in your room with a chair this can be arranged. You have access to your own private balcony from your room and the room is en-suite with it’s own separate bathroom.

Terms:

The room is £1125 per month, OR £1600 for couples . This is inclusive of all bills. This covers all the usual utilities, council tax, water, electricity and wireless internet. A one month deposit will secure the room for six months with the option to extend. The deposit will be paid into the deposit protection scheme.

The room is offered for either single occupancy or a couple (please note different rates).

The flat has three bedrooms within a large secure development very close to Upton Park tube station. The flat is on the fourth level and has two large outside spaces. The plants on the terrace have started to bloom making this a wonderful outdoor space in the summer months. The building is situated just off Green Street with a great range of shops nearby as well as a buzzing market and that all important gym. The flat is on the back of the building so it is very quiet and the flat is very well double glazed. The area has an urban feel to it but is safe and pleasant. Also, several parks are within walking distance. There is a lovely open plan living area, the roof terrace and use of the shared communal garden, and there is also a lockable bicycle store.

Transport:

The house is conveniently located for bus and rail. Upton Park tube station (District Line) is 3-4 minutes from the door. There are bus stops for the 15, and N15 only a short walk away. There is no additional parking and parking restrictions in Newham are a nightmare. The Greenway is not far away for those who commute by bicycle.

Excellent Location for people working in the city.

The flat has three double bedrooms. Currently, one is occupied by us, the second is for you, and the third is office, workroom, drying room for clothes and in future perhaps the odd visitor. We are welcoming and friendly but respectful of each other's privacy and space. Smoking is not permitted on the flat, balcony or in the garden.

Our preference is for a gay man or gay male couple.

You need to be clean and tidy in the flat in general and regularly clean your own room and bathroom space well as being considerate to your fellow flat-mate.
