• Double, 11.8 m², second floor (back) – £925: double bed, desk and chair, armchair, and a full wall of built-in wardrobes and drawers. Afternoon sun.
• Double, 10.9 m², second floor (front) – £875: double bed, desk and chair, built-in wardrobes and drawers. Morning sun.
All bedroom doors are lockable.

All three rooms are free, so it's a fresh household – and the first to sign gets a say in who joins.

COSTS
• Rent includes council tax (about £44 a month each).
• Bills (electricity, water, Wi-Fi) are extra, split equally at cost: about £75 a month each room on average – roughly £50–60 in warm months and £100 in colder months, depending on heating (all electric, no gas).
• Deposit: 1 month rent, protected.
• Let directly by the owner (licensed HMO).

• No shared living room (the large room was the reception)

• Big Tesco across the road; close to the river and several parks; easy cycle to Westminster, Victoria and the City

THE BUILDING
• Ex-council block: nothing fancy outside, but the flat itself is modern, well-furbished, bright and well looked after
