Lovely Walthamstow Flat!

Hello!
This is a quiet 2-bedroom flat with one flatmate (myself) on the first floor.

I am looking for a lovely new female flatmate (sorry guys!) to move in.

The spacious double available is at the back of the flat overlooking the garden. Communal areas include a large living room, separate kitchen and of course bathroom. The room is unfurnished, which means you can more easily make it your own. We are super lucky to have a private garden too with access direct from the flat!

The flat is tucked away on a quiet street not far from green spaces of marshes, and fairly close to Clapton, Leyton, Hackney (all easy to cycle/bus too) and Blackhorse Road.

Transport wise- Blackhorse Road (Victoria line) is the nearest tube, St James Street, nearest overground, and Lea Bridge, national rail. Also we are nearby lots of local buses, so definitely well connected!

About me and the flat share:

I am a female working in charity sector, I like art, food, music (listening and dancing to, not playing!), cooking, and exploring what London has to offer. Common interests would be great but is not a must of course.

As I partly wfh, I'm looking for someone with either a similar hybrid mix or to be office based. Since it is only two people, ideally it is a clean, relaxed, homely and friendly flatshare with an occasional vino and cooking night but also respected down time as well.

I am looking for a respectful professional (female) wanting a clean home, and a nice place to live!

Move in date would be 29 August. It requires a bit of time to submit proof of income, papers and landlord reference. The person will be added to the rolling contract. The landlady is nice and helpful.

Rent £977.50 excluding bills
Bills, Internet & Council Tax (Band B) come to roughly £160-£180 on top each (variable of course, with summer cheaper than winter)
Deposit £925
