Spacious double room in lovely Walworth flat

Our flat mate is moving in with her boyfriend at the end of September so we’re looking for someone new to replace her :) We’re looking to re-sign our tenancy for a 2 year period.
The room is available from the 1st of October so we're looking for someone to move in on this date. The rent is £864 a month, bills not included. In the second year the rent will be going up to £890(as agreed in our contract)

It's a lovely flat situated in Walworth (15 min walk from Elephant and Castle and Kennington
Station). It has great bus links to pretty much everywhere, especially central! We are a couple of minutes walk from Walworth Road which has lots of shops, and is very convenient (Tescos, Morrisons, Superdrug, restaurants, etc).
We are also a 5-10 minute walk from Burgess Park which is so nice to walk around.
The room available is the biggest bedroom in the flat, furnished with a double bed with mattress, wardrobe and a chest of drawers, however there is more space for other furniture (e. g. desk, clothes rail).

There is a shared bathroom which you would only be sharing with one of us (since one of our rooms has an en suite). We have a shared living area and kitchen where we each have our own cupboard space for food etc. There is an outdoor communal space with a table and chairs/washing line etc which we share with 3 other flats. We spend a lot of time out here chilling.
We are two girls, who work full time, aged 25 and 26. One working in marketing/advertising and the other a baker. We're super friendly, open minded, sociable and fun so ideally we are looking for someone similar. We enjoy wholesome activities, nights out and chilled evenings on the sofa with wine and food. We love to have music playing or our fave tv shows on however we are both fond of our own quiet time and respect each others personal space.
We are both really clean and keep on top of cleaning daily. This is something we all do equally as we really appreciate a tidy home.

Bills are around £120 a month.
