Small double bedroom in 3B2B house with patio

Hi all,

We have one small double bedroom available in Villa Street, Walworth SE17.

You will be sharing the bathroom with one other person.
The property is brand new, I have been inside the house this week and it is 10/10 as per the attached photos. Great quiet and clean area with a small convenience shop just across the road.

There are 4 rooms in the house, however only 3 are available as bedrooms but we can use the 4th one as a spare room for extra storage, cloths drying and whatever you'd prefer.

There is currently 2 of us looking, female and male 29-30 years. We are not a couple, just buddy ups from Spare room but we have similar interests so decided to stick together and find our 3rd flatmate.
I work as IT marketing manager in central London and she works as a Scientist also in London.

She works from the office most weeks but sometimes takes a WFH day, maybe twice a month max. I have a hybrid, but I mostly work from the office.

There are 2 gyms close to the house, The Gym in Walworth (probably a 5 mins walk) and Gymbox in Elephant and Castle (15 mins walk). Plenty of different shops, Morrisons, Co-op, M&S and Iceland within 5-10 mins walk. Sainsburys and Lidl 15-20 mins walk. Tube station Kennington I would guess around 10 mins and Elephant and Castle 15 mins.

The property comes unfurnished, we are planning on buying at least bed and mattress for the time being then slowly buy other stuff but this can be re-considered and we can also buy in bulk. A conversation we can have later on. I also have some kitchen accessories to begin with.

I will see if I can negotiate the price a bit as it's currently £3500 per month.

I also have a video I took of the property yesterday (21Aug24) and floorplan so once I know you're interested we can exchange phone numbers and I can send you all info.

Some key requirements:
- You must absolutely love a clean house, leaving places as you found them and being aware of how to respect others (house is brand new and the landlord wants to make sure it's well taken care of)
- Age at least 27 years old, this is mainly because we are both working professionals, we need a nice and quiet house to chill in after busy day at work.
- This won't be a party house, I appreciate a drink or two after works or a night out from time to time but I am getting older and older and definitely looking for someone who would prefer a take away, drink and movie on the weekend :)

All bills will be on top so I can imagine maybe 100-150 pp.
