LOOKING FOR

I am looking for a couple or single person to move into the first floor ensuite double bedroom with a study / guest room. You would ideally be available to move in mid-late October 2024 for a longer term let (minimum 12 months)

THE HOUSE

You will live in a 1910s workers cottage on Date Street, which overlooks Faraday Gardens and 200-year-old St Peter's Church. Date Street is a quiet road with close to no traffic. It sits just off the bustling Walworth Road, where you can find many shops, services, supermarkets, restaurants, cafes, and excellent transport links across London.

On the Ground Floor, there is a separate communal living room, dining room, kitchen, front garden (overlooking Faraday Gardens), back garden with lots of plants, a BBQ, a table and chairs. On the first floor is your double bedroom, a study room, which can become a third single bedroom when friends/family come to stay, and your bathroom.

I rent the second floor (top room), my ensuite double bedroom, which has eaves storage.

YOUR ROOM

The room is a light double bedroom with a double bed on the first floor of a three-storey house. A large single window in your bedroom views Faraday Gardens Park opposite. The study/guest room and bathrooms bathroom windows face the back garden.

The room - like the rest of the house - is furnished. However, you are welcome to bring your furniture, which we can discuss.

You will have your private bathroom/shower and WC. There is plenty of storage in your room, in the corridor, and in the study.

Your study can accommodate two people for working, and we have also used a table in the dining room for work.

ABOUT YOU

You have to be a genuine, honest couple or person. Nothing crazy; we just need to establish a good level of trust to enjoy a place that is our home.

Whether you are a couple or an individual doesn't matter to me. We have to like and respect each other as housemates. Ideally, you would also have a positive house-sharing experience. You need to be someone who loves to set pragmatic and logical rules for the house, be serious about following those, and be able to communicate early and clearly whenever you are uncomfortable with anything.

I don't expect us to become best friends, but I would love to have a beer or a glass of wine or share coffee and breakfast sometimes when we have a small house meeting every 1-2 months.
You should be in full-time employment.

You can have a cat 🙂

BILLS

Your pay will be £1380 per month plus bills. If you are a couple, this means you would pay £690 each plus bills.

The house's bills (internet, council tax, energy, water) are currently ~£360 per month, but the amount might change significantly.

MOVE-IN DATE

I am looking for a couple or single person to move in mid/late October.

The landlord would like a couple or single person to stay for the full 12 months and will be on a 12-month contract. If you want to move before 12 months, I would request that you find someone to fill the room.

ABOUT ME

You would be sharing the house with me (40). I am Ukrainian.

I have lived in this house for more than two years, and I love it. Our landlady is also fantastic: she's super responsive, ensures the house is in excellent condition, and is quick to fix any problems!

I am laid back and enjoy the outdoors, running, and cycling. I can't imagine my life without music, and I try to watch jazz, indie, and world music gigs. Sometimes, I go clubbing with friends as well. I used to DJ but left all my stuff outside the UK; however, I plan to bring my records collection and a pair of Technics decks to the house soon. I enjoy going to Barbican and BFI Southbank cinemas and reading. I go out with friends now and then, usually travel 2-3 times a year outside of the UK and try to explore places in the UK as well.

I am an urban planner with a degree from the London School of Economics and work in urban planning policy research. I usually go out to work 4 days per week.

WALWORTH NEIGHBOURHOOD

You will have excellent transport links, being a 5-minute walk from Burgess Park and Camberwell (South) and a 12-minute walk from Elephant and Castle (north) and Kennington (West) stations. Plenty of bus stops are just 2 minutes away, with services to pretty much every direction of Central London, including Victoria, Euston, King's Cross, London Bridge and Liverpool Street rail terminals; and Brixton, Peckham, New Cross, Crystal Palace, and Croydon in the South. The nearest TfL bike station is 2 minutes away.

East Street Market, a large Morrisons and Lidl, Tescos, and loads of great food places are nearby—including a legendary local bakery, Saint Louie, Beza Ethiopian, and Fowlds Cafe. Bars, pubs, and restaurants around Kennington/ Oval and Camberwell/Peckham are also great! Some of my favourites are Orbit Brewery, Stormbird, Camberwell Arms, Good Neighbour, D1000 Bar, and Theo's.
