King room in 3 bed house for prof /mature student

King size upstairs room available from end of September 2025, with large work desk, chest of drawers, shelves plus hanging rails. Most bills included except gas and electricity to be shared.

You will have the house to yourself at least 50% of the time as I am away working a lot. I am a single Irish female in early 40's (I seem younger though) and am a live-in landlord but see myself more as a housemate looking for a housemate. I'm friendly, considerate and fair. I'm looking for someone who'll appreciate having their own space and is friendly, considerate, keeps the place clean and is quiet late in the evening when I am there (I'm a light sleeper).

(*Short lets of 3 months will be considered at an additional £100 more per month.)

There is a shared living/dining room, good strong Fibre optic WIFI, an outdoor area in the back. There is 1 shared bathroom/toilet upstairs, sharing. There is a separate large fridge/freezer that will be all yours.

Gas and electricity bills are not included and will be shared each month. I estimate this to be £60 to £80 each depending on usage. Less, e. g. £50, in warmer months hopefully.

Inside the house is strictly non-smoking but smoking in the outdoor area is ok.

I may TRY and find an additional person to take the second spare downstairs bedroom but this would be jointly with you as the existing housemate i. e. I would involve you in choosing who your other housemate night be and make sure the house feels like a home. If a second person did join then I would make all bills inclusive (with reasonable use).
