ROOM Available
1 Double En-Suite within the house is available 05/01/24 and will be fully cleaned prior to any move in. The room is an en suite room and is quite a large room with lots of space. In the room you’ll find, a desk/chair, a wardrobe, a chest of drawers, a bed/mattress, and a bed side table.
The room is on the upper floor and shares the property with 6 other rooms. 4 rooms in the house are en suite rooms and 2 are double rooms.
LOCATION – Kensington Fields
This property is in the Kensington fields area just a 15-minute walk into the city centre. This area is a thriving young professional area as its proximity to the city centre and university campuses means it is an ideal location if you’re moving within or to Liverpool. There are plenty of shops nearby, a JD gym only a 15-minute walk so there is plenty of useful amenities nearby.
HOUSE MATES
Across most our houses we seek to attract young professionals or mature students and try to keep the age range within the house all similar. We welcome all backgrounds so please do not hesitate to get more information on the houses. Due to GDPR we are limited in letting prospective tenants know the details of who exactly lives here but we vet all tenants prior to move in to make sure they’re a good fit for the property!
In this house we have 1 females and 5 males all working and between the ages of 21 and 35.
VIEWING PROCESS
To book a viewing, please message us directly here on Spareroom. From there you will be asked to fill an enquiry form with more details. This is to help us make sure we are locating the best properties for you as we could show you more than one. You’ll then be contacted by our sales agent to organise a viewing. All viewings must have at least 24 hours’ notice and we do viewings weekdays between 1pm and 6pm and then on Saturday’s between 3pm and 5pm.
PROCESS
To reserve a room either after viewing virtually or in person, we require a £50 holding fee. This secures your room so we can begin the application process. Depending on tenants’ individual circumstance we might need 2 of the following: Employment reference, Landlord Reference, Character reference, Bank statements. This all depends on a tenant’s circumstance so please speak to our friendly lettings team to clarify what you might need.
MOVE IN
Move in dates will be arranged once your application has been successful. Pro rata rent is payable depending upon the date you move in. We collect all rent on the 1st of every month. Deposits are registered with DPS and refunded when you leave providing that the room is left in same condition as found. General terms are that the contract is for 6 months and then it enters a monthly rolling contract.
