I believe that living together works best when everyone is considerate and respects one another. The house is intended to be a peaceful home rather than a party house, so there are a few simple ground rules:

A peaceful atmosphere: Quiet hours begin at 10 pm, helping everyone get a good night's sleep and ensuring we remain considerate towards our neighbours.
Parties and gatherings: The house is not suitable for parties or noisy gatherings.
Alcohol and drugs: Illegal drugs are not permitted on the property. Responsible behaviour is expected at all times, and excessive drinking or alcohol-related disturbances are not acceptable.
Visitors and Overnight Guests

I want everyone in the house to feel comfortable and enjoy their privacy. Occasional visits from friends are welcome, provided they are arranged with me in advance and do not disturb anyone.

Overnight guests must be discussed with me and agreed upon beforehand. This helps maintain a peaceful home, protect everyone's privacy and avoid inconvenience to other occupants or neighbours.

Keeping things tidy: Everyone is expected to clean up after themselves and keep shared areas, such as the kitchen and bathroom, tidy.

Getting to Know You

Before agreeing on a room, I like to make sure that everything is clear and that we are both comfortable with the arrangement.

As part of the usual referencing process, I may ask for:

Proof of identity and the appropriate Right to Rent check.
Credit and affordability checks, with any necessary consent.
Confirmation of employment or income, where appropriate.
References from a previous landlord, if available.
A Basic DBS Certificate as part of the background-checking process.

Any checks will be handled in accordance with applicable UK law and data protection requirements.
