Spacious flat - Quiet Considerate needed

This is a flat with the bedroom area and living space in one room. Within the room is a small kitchen area and separate shower with a separate sink/toilet. The kitchen comes with a washing machine and kitchen utilities oven and fridge freezer. The bills are all included and has fast internet access. We are respectful housemates who have been here numerous years . I am looking for the ideal tenant to live above me , someone who is very considerate with noise levels. Im up at 4:30am for work and in bed for 10pm so if you are a night person who likes to walk around please do not apply. It is vital that I have the right tenant . This is a very decent ideal spot to live and is literally a 2 minute walk to the train station and town. No parties or groups gatherings at the house and is strictly a single person occupancy only , no couples.
