🏡 En-suite room on Colinton Road, Edinburgh – £1050 per month, including bills

The property is very close to Edinburgh Napier Craiglockhart Campus.

I’m looking for a tidy, respectful student or working professional, preferably studying full-time, to rent a room in my home. Female applicants are preferred, but male applicants are also welcome to enquire. We will be very selective about who we accept, as finding the right person for our home is essential.

My son, Cameron, also stays here periodically. This is a quiet home, and whoever moves in must respect our privacy, belongings and daily routine. We also have two quiet, gentle cats with lovely temperaments, so you’ll need to be comfortable living with cats.

This offers a much nicer living arrangement than the average home share, with access to more areas and facilities than just a bedroom. Currently we don’t have a desk set up but it is possible to make some changes to the room layout.

All bills are included.

The accommodation includes:

• Your own bedroom with a private en-suite
• Exclusive access to separate TV room for your use, with a high-quality TV
• Garage space
• Kitchen access at breakfast/lunch/dinner but we wouldn’t prefer the kitchen isn’t used after a certain time (we haven’t decided yet, maybe 8-9pm)
• Access to laundry facilities, Gigabit Wi-Fi, free on-street parking

There are no communal living areas. All areas you use must be kept clean and treated with care.

Strict visitor policy: visitors are not normally permitted. This includes friends, partners and overnight guests. Any exception must be requested and explicitly agreed with me before inviting anyone over. No parties or gatherings.

Please only enquire if you are comfortable with this arrangement. This is my home, and maintaining a peaceful, private environment is essential to me.

A lodger agreement setting out the arrangements and house rules will be signed electronically through Adobe before moving in.

We would prefer to meet any applicants at my home before making a final decision.
