Single room w/parking, garden, gym, bills for £560

We are looking for a new person to join our home. Please note that we will only consider and respond to female applicants. From November 1st, we will have a single bedroom in Dalkeith, an 8 minute walk away from the bus stop to the Edinburgh city centre (routes 48 &3) available to rent. Travel time to Princes Street ranges from 40-50mins depending on the time of day.
There is a train station that travels to central Edinburgh or the Scottish Borders that is a 7 min drive or 30 minute walk away. The journey from Eskbank to Waverley station is 20 minutes.

We are a family of 3, my 16 and 13 year old children, and I. We also share our home with another lodger.

We are looking to share our home with a single female on a short or long term basis. International students are especially welcome, as we have hosted many students from other countries and I have both lived and enjoy travelling abroad.

Utility bills, wifi, council tax, a single bed, large kallax storage and hanging rail with access to a W/C beside the room, as well as use of the larger bathroom, with both bath and shower upstairs. The room is cozy and bright but you would also have full access to the social spaces in the house, including a kitchen, dining, living room, garden room and garage gym included for £560. This includes all sundries (toilet paper, laundry detergent, dish soap, toilet bleach, cleaning supplies, cling film etc.). Short lets considered at £165 a week. The security deposit is £250.

The house is large, modern, and spacious. It's close to amenities and located beside a large wooded area, connected to Newbattle Abbey and golf course; perfect for long walks should you wish.

Space to park a car, access to a large chest freezer and a large garage for storage also available for bicycles.

We are looking for someone considerate, friendly, and tidy. You would need to be able to tolerate teenagers and like dogs. Both the dog and the kids are pretty decent most of the time and I rarely see them. We have shared our space for many years and have kept in touch with those who have lived in our home. We're a good fit for someone who is independent, has a good sense of humour, is respectful of others with noise at night, and isn't a heavy drinker or smoker. Preferably someone who doesn't work evenings because the rest of the house is up early most weekdays. We would also ask that you regularly contribute to keeping the household clean and tidy.

While it's certainly not a party house, it is not a particularly quiet house either. The kids are kind, funny and generally well-mannered. They are usually in their rooms, out and about or making food. They are used to living with lodgers and are used to open and honest communication about how we can all live well together. They are pretty decent company if you ever pin them down for more than 5 minutes to have a chat.

I am a bit easier to pin down and enjoy a chat, but also respect the need for space. I like to listen to music, take dance classes, lift weights, go for walks, potter around in the garden, and occasionally have friends/family around. We would hope that whoever joins us would feel free to do the same, and feel at home here. This is a home where we check in on each other and help each other out when we can.
