Double room with ensuite/shower in family home

We have a double bedroom with an en-suite and single shower, in Dalkeith, a 6 minute walk away from the bus stop to the Edinburgh city centre (routes 3 &51). Travel time to Princes Street ranges from 25-50mins depending on the time of day. 

We are a couple with a young family and 2 dogs looking to share our home with a single female student/professional on a short or long term basis. International students are especially welcome, as we have hosted many students from other countries and have both lived and enjoy travelling abroad. Utility bills, wifi, council tax, a study desk and your own TV with Freeview as well as a communal tv with Sky in the lounge included for £475 including all bills. We have a cleaner every 2 weeks that cleans communal areas included. Security deposit is £400.

The house is large, modern, spacious, close to amenities and located beside a large wooded area, connected to Newbattle Abbey and golf course; perfect for long walks should you wish. 

Space to park a car, large chest freezer and a large garage for storage also available for larger items or bicycles.

We are looking for someone sociable, tidy, considerate, that doesn't mind kids or dogs and has a good sense of humour. While it's certainly not a party house, it is not a particularly quiet house either. Our kids are social, energetic, funny and generally well-mannered. We like to listen to music, potter around in the garden, goof around and occasionally have friends and family around (when restrictions permit) and we would hope our lodger would feel free to do the same and feel at home here.

The room has a small double bed, ensuite toilet, sink and shower, a pull down single sofa bed, closet, tv and option of a desk and will be available from early August.
