Hi Everyone, I am an associate professor and I am looking to rent out my spare room to a "female" professional/PhD student. The flat is located in the Merchiston area of Edinburgh and is in a quiet development only a 2 minute walk away from the Union canal footpath.

The room is furnished with a single bed, a wardrobe, a standing mirror, a desk, and a chair, with a window overlooking the parking lot/garden.

It is well situated for local buses (10,27,38,45).

Although the flat would suit a mature student or lecturer based at Napier’s Merchiston Campus, which is only a 10 minute walk, other locations are easily accessible.

20 minute bus ride to Edinburgh University (No. 27).
20 minute bus ride to Princes Street (No. 10).
30 minute bus ride to Royal Infirmary (No. 38).
