This is a beautiful flat on Eglinton Crescent in the West End of Edinburgh. There is a large shared living room (6mx5m), a nice kitchen and modern bathroom. All bills and broadband are included.

The room to rent is a large furnished double room c.5x5m. It is light and South facing at the front of the flat. It is nicer than the picture which looks a bit bare in the light.

I am friendly and work from home. I go out (well when allowed) to socialise rather than stay in and meet friends for drinks. I live with David who rents a smaller room at the back of the flat. We get on well.

There is access to a shared garden at the front of the flat and the Water of Leith is accessible in less than 10 minutes so you can walk to Stockbridge, the Galleries of Modern Art, Murrayfield and beyond.

The flat is less than 10 minutes walk to the bus, train and tram stops at Haymarket and a little over 10 minutes to the West End of Princes Street and George Street. There are supermarkets on Haymarket Terrace (Tesco), Dalry (Lidl and the Coop) and Shandwick Place (Sainsbury).
