Nice warm and quiet flat with central heating, acoustic triple glazing, fitted kitchen, and bathroom.
There is a nice private garden to the rear of the flat with plenty space for a bbq or just relax in the sun, when it decides to join us!
The rent does include council tax but not the utility bills. All bills are divided equally
You will be sharing with myself and Lauren, who is from Cork.
The room has a new bed, carpet and mattress and new insulation has been fitted, so nice and warm.
There is high-speed broadband, sky tv, with Netflicks.
The flat is set back from the main road and is very quiet and safe location. There is a Morrison's shop which is a 5 minute walk from the flat and a larger shopping centre which is a 20 minute walk, although we usually all go shopping together in my car.

Inverleith park and the Botanic Gardens are also close by. There is a bus stop opposite the flat which takes you to most destinations in Edinburgh.
There is no smoking allowed in the flat.
