Stunning spacious flat near Arthurs Seat

This huge 76m2 2 double bedroomed, well located flat is just behind The Pleasance Gym with gorgeous views over Arthurs Seat.

The flat is a Duplex... Downstairs, as you enter the flat from a shared balcony, there is a well equipped kitchen with a washing machine, fridge freezer and microwave. The lounge is massive, light, airy and has fantastic views of Arthur's Seat.

Upstairs it has 2 double bedrooms and a bathroom. There is ample storage in each bedroom.

Only 2 people or 1 family are permitted to live in the flat as it does not have an HMO licence.

Full Time Students pay no council tax but if you are not a student it is in Band B for council tax. In addition you will want to budget for WIFI around £20, and Gas and Electric and Water/ Sewer. There is a new efficient gas boiler in the house.

It’s available 30 November 2026 and viewings can be arranged any day except Wednesday.

If you are interested, please let me know as many details as possible about you and send your whats app number so we can arrange a call.
We are looking to rent the flat as a whole so you would need to buddy up if you are solo.

Viewcraig Gardens is in the Dumbiedykes Development and is an ex council flat. There are many other privately owned flats in the block.

We look forward to hearing from you.

Thanks,
Saskia
