Flat available from December 18

Hello there,

I'm looking for someone for a month in my lovely flat in Duddingston. Room available in December 18 2024, to January 19 2025.

It's top floor (of two floors) south facing and bright and spacious. It's 30 seconds from Meadowfield Park which leads into Arthurs Seat/Holyrood Park through a wee forest.
It's a ten minute cycle one way to Portabello and 15 to the Meadows/Summerhall.
Buses to the city take 10 minutes and are very frequent from a stop a 7 minute walk away.

It's a quiet residential area that's family oriented.

May be possible to borrow my bike too.

Rent amount includes bills and council tax (band B). Small rent adjustment for couples.

There is a large shared garden and balcony so smoking outside is okay, but not inside.
