Peaceful room - short-term from late December

Looking to let my guest room to a quiet, non-smoker, ideally a visiting postgraduate student, academic or health professional.

The room will be available after Christmas, but I could store some luggage from 21 December if that helps.

You'd mostly have your own bathroom (shower over the tub), unless I have a friend staying for a few days. My home is a peaceful and spacious Victorian first floor flat in a leafy residential area. There's lots of bus routes nearby to get you into town or out to the Bioquarter, Royal Infirmary. Many Edinburgh University buildings are within walking distance.

There's several small supermarkets, plus a shopping centre at Cameron Toll (large Sainsbury and Aldi supermarkets) all in walking distance. The Commonwealth Pool/Leisure Centre and Arthur's Seat/Holyrood Park are also nearby.

I work in the National Health Service and am interested in theatre and art. A quiet home is important for me and also out of respect for my neighbours - it's definitely not a party flat and I wouldn't expect you to have an overnight guest without checking with me first.

I'd like something to explain that you need just a short term let as I'm not looking to offer a long-term flat-share. Sorry: no couples or pets, and there's no garden access. Thank you for reading.
