Lodger/Housesitting arrangement

As landlords, we are looking for a houseguest/lodger to live in the property. Whilst we would not stay there 24/7 we would like the option of using upto 4 days a week for work purposes, sometimes with our dogs.
Therefore the lodger(s) would have the house to themselves at all other times.
It is an arrangement that we have done previously and has worked successfully to suit everyone involved.
It is a 3BED2BATH upper villa, with a large garden and driveway for use by the lodger(s).
All bills are included for a flat weekly rental, deposit, and references- all agreed to a lodger agreement contract. If a couple want the room there would be a premium on the rent by arrangement.
