A small, furnished room is available for immediate occupancy. The room comes with:

• A high-sleeper single bed
• A desk and chair
• A set of drawers for storage

🚿 Bathroom Facilities:
The room shares a bathroom with a bathtub, as well as a separate toilet located in the utility room. These facilities are shared with two other female tenants.

💡 Bills:
All bills are included in the rent, except for gas. The gas bill will be shared among the lodger and 3–4 other residents of the house.

You will enjoy a cosy living room, a separate TV room, a balcony, and a utility room with washing machine.
The kitchen is fully equipped with all essential cookware, kitchenware, utensils, plates, air fryer, microwave, induction hob, and electric oven — ready for you to cook and feel at home.

Cleanliness and Shared Responsibilities:
The lodger is expected to keep the shared bathroom, toilet, and all other communal areas clean and tidy at all times. Consideration for other occupants and maintaining a clean, hygienic living environment are essential.

*Transport Links:*
Very well connected by public transport. Buses 9 and 22 stop right in front of the house. Other buses (8, 14, 16, 19, 24, and the 200 Airport bus) are all within a 10-minute walk. Free on street parking is available.

*House Rules:*
- Female tenants preferred
- No pork or alcohol allowed on the premises
- No guests or sleepovers
- Single occupancy only (no couples)
- Must take active part in regular cleaning of shared bathroom and other spaces.
