One bedroom with private bathroom

This is a flat share with the landlord living in, he's a 22 male student of UoE. Only two people in the flat.
The room is single with a private bathroom. Kitchen and lounge are shared. There are some strict rules in the house with no parties, no bad noises and limitation for guests. The shared spaces must also remain always clean and tidy. Price is £625 pm all inclusive with one month deposit and one month notice for leaving. Broadband is included as it is the use of washing machine, dryer and dishwasher.
Ideally it's for students, ph's etc. that want to stay near KB or RIE.
